Prepare CMA   
Prepare a written comparative market analysis to justify sellers price to potential buyers and to be sure property appraises ok. This will be based on recent sales and availability of similar properties in the area.

Suggest Home Improvements 
 
Inspect property to suggest improvements and tips which will make property more marketable. Some suggestions may be minor but may make a big difference in how fast a property sells and for how much . 

Submit to MLS   
Your property will be in the Greater Rochester Association of Realtor's exclusive Multiple Listing System (MLS). Virtually all local Realtor's will be able to show the property to their buyers and access the property information on the MLS computer. Approximately 85% of all homeowners found their home through the MLS.

Install Yard Sign  
Install a personalized yard sign directing all calls to Realtor. Many different rider signs are available. A sign is not required but recommended.

Install "Talking House"
AM Radio transmitter lets your house be heard 24 hours a day by AM car radio. When prospective buyers drive by and look at your property, they can listen to a short description of your property on the radio!

Color Fact Sheet   
Develop and distribute a color fact sheet of the property to give to potential buyers.

Notify Neighborhood  
Contact homeowners in the area (with sellers permission) by mail to notify them of your listing. They may have friends, relatives, etc. that may want to live in the area.

Top Local Agent Notification
Notify top agents in the area by email or snail mail with promotional materials of your listing. We enjoy a good working relationship with many of them and cooperate fully with all agents.

Personal Phone Calls
Immediately notify any logical buyers we may have for your home.

Internet Listings

Advertise
Depending on the specific marketing plan for your property we will advertise your property in the print media which has the best fit for it. It could be D&C, Harmon Homes, Real Estate Book, Suburban News, Pennysaver, Tri-County Advertiser, Mall Board, Property Source or others.

Hold Open Houses with sellers consent and where appropriate.

Pre-Qualify Prospects 
Pre-qualify any potential buyers before bringing them through your property so as not to waste anyone's time. We eliminate the "lookers" and try to bring the "buyers." 

Setup Appointments 
Arrange for all appointments to show the property. You will only have to deal with our call for appointments. All brokers will go through us for the appointment so we will be able to get feedback from them. See below.

48 Hour Feedback
Give the sellers feedback within 48 hours of a showing, or as soon as possible, the likes and dislikes of that particular buyer.

Optional Electronic Lockbox 
Use a secure electronic lockbox for easy showings and the least inconvenience possible. (With owners consent and where applicable).

Optional Home Warranty 
Make optional home warranty available to sellers and buyers at an additional cost for worry free buying and selling. Policy covers most components of the  property for up to 1 year. (Also covers sellers during listing period).

Market Changes 
Inform sellers of any change in the marketplace that would affect them including new listing competition, recent sales, etc.

Present all written Offers
Present all written offers to you and negotiate the best possible price and terms for you. 

Handle All Follow Up 
After you have accepted a purchase offer, we will handle all follow up work including: attorneys approval, meeting and arranging an engineers inspection, meeting appraisers, coordinating mortgage applications, coordinating closing dates, and keeping the seller informed the whole time.

Assist seller in finding suitable housing either locally or nationally if needed.
